Confirmation of room and conditions
When you find your desired apartment, please thoroughly check the photo and other images available on this website. Please contact us if you would like to visit the property before signing the contract. We will then explain the terms of the contract, which you may then sign if you consent.

Set date for move-in and background check
Once you decide the location and move-in date, we will conduct a background check. The time required for the check will vary depending on the property, but it is usually completed on the same day.

Sign the contract and pay the initial costs
After we have completed your background check, you will need to sign the contract and pay the initial costs. The signing procedure differs slightly depending on the property, but it must be completed before the desired move-in date.

On the day of move-in
We will give you the key to the apartment and explain the house rules. It is very important that everyone understands the basic house rules so that they can enjoy living at the property together.
You must be 18 years or older, and under 40 years old. As a general rule, you must move out by your 40th birthday.
Do I need a guarantor?
No, it is not necessary. However, emergency contact information is required.
Can I use this address as my new address when updating my residence certificate (juminhyo)?

Can I receive mail?

How is the common area cleaned?
Cleaning is done by professional staff once a week. The communal areas are there for everyone to use, so please clean and tidy up after yourself.

As a general rule, we ask that you nominate a parent, sibling, or other relative as your emergency contact person. For foreign nationals, please nominate an acquaintance in Japan.
How much does it cost to move in?

Will I have to pay a security deposit and/or key money?

Is there a cost to move out?
As a general rule, there is no charge when moving out, but you will be required to pay a restoration fee for any damage caused, whether intentionally or negligently, or any other damage caused by use that goes beyond the scope of normal use.

LUUP is a new mobility option that allows you to easily travel anywhere in the city with just your smartphone.
